We start with an initial conversation to understand your needs – whether it’s a new build, an existing home, or help planning a project.

New Home Inspections

For homes under construction, we inspect key stages to ensure building quality and safety.

Inspections may include:

  • Plan Check – Review of building plans before construction starts
  • Foundation – Footings, forming, drainage, and preslab checks
  • Framing – Structural framing review
  • Insulation & Vapor Barrier – Ensuring energy efficiency and moisture protection
  • Exterior Protection – Siding, roofing, and water barrier systems
  • Occupancy – Final check to confirm the home is safe to move into

Please note: Plumbing and electrical inspections are not included in new home inspections.

Each inspection comes with a clear, easy-to-read report with photos and notes.

Existing Home Inspections

We offer two types of inspections for existing homes:

Maintenance Inspection

  • A complete assessment of the home’s condition: exterior, interior, heating, plumbing, electrical, and structure
  • Ideal for planning renovations or applying for funding
  • Includes a written report with photos

Safety Inspection

  • A shorter inspection focused on urgent safety issues
  • Identifies risks like water damage, deck failures, or foundation problems
  • Includes a summary report with photos

Consulting Services

We also offer hands-on consulting to support housing planning and renovation projects.

Building Estimate Consulting

  • After an inspection, we can provide a rough cost estimate for repairs or upgrades
  • Helpful for budgeting or applying for financial support

Scope of Work Consulting

  • We can write a Scope of Work for contractors to follow
  • Based on BC Building Code standards
  • We also provide site visits to check that contractors are following the plan
